Why does my estimate change so much based on age?

Reverse mortgage proceeds are structured so older borrowers can access a larger percentage of their home's value, since the loan is expected to accrue interest over a shorter remaining timeframe. A 62-year-old and an 80-year-old with the identical home value will receive meaningfully different proceeds estimates.

What if my home is worth more than the FHA limit shown?

The 2026 FHA HECM lending limit is $1,209,750. If your home is worth more, a standard HECM calculation is capped at that limit.
