How a DSCR Loan Works
A DSCR loan lets the property qualify itself. Instead of verifying your personal income, tax returns, or employment history, the lender looks at a single calculation: gross monthly rent divided by PITIA, the full monthly payment including principal, interest, taxes, insurance, and HOA dues if applicable. If that ratio is 1.0 or higher, the rent covers the payment and the loan qualifies.
This makes DSCR the standard financing tool for self-employed investors with aggressive tax write-offs, high earners who don't want to document income at all, and out-of-state or foreign national buyers who can't produce a conventional U.S. income file. None of that changes the math. The property either cash flows enough to support the loan or it doesn't.
Because qualification is tied to the property rather than the borrower, DSCR loans also don't count against the 10-financed-property limit that caps conventional investment lending through Fannie Mae and Freddie Mac. Investors scaling a portfolio past that limit rely on DSCR to keep acquiring.

Most lenders determine qualifying rent from a market rent appraisal (Form 1007), even on a vacant or not-yet-purchased property. If the property is already leased, documented rent or a percentage of it may be used instead.

The investors who come to me for DSCR usually fall into one of three buckets: self-employed borrowers whose tax returns are optimized to show as little income as possible, high earners who simply don't want to hand over two years of returns and pay stubs, and out-of-state or international buyers who can't produce a conventional income file at all. DSCR solves all three problems the same way: it stops asking about you and starts asking about the property.
The mistake I see most often isn't choosing DSCR, it's working with an originator who only has access to one or two DSCR lenders. Every lender in this space prices ratio, credit, and reserves differently. A property that gets declined at one shop because it's a 0.95 DSCR can close without issue at another that allows below-1.0 ratios for a strong borrower. I keep 15+ of these relationships active specifically so a tight ratio doesn't automatically mean no.
One client had built a seven-unit rental portfolio and his personal tax returns showed a loss because of depreciation. No conventional lender would touch him on personal income. We ran DSCR property by property, matched him to a lender that accepted the portfolio structure, and he closed on two more units the same quarter without his personal DTI ever entering the conversation.
