Dan's Take on Northwest Bakersfield

Northwest Bakersfield is one of the most misunderstood markets from a lending perspective. Buyers come in expecting to use FHA and find that the home they want is $30,000 above the FHA limit. We then build the conventional case, and often the monthly payment difference is smaller than they expected because conventional drops PMI faster than FHA.

The other thing I see: veterans who don't realize their VA benefit has no purchase price cap. A Seven Oaks home at $750,000 with zero down and no PMI is absolutely achievable for a qualifying veteran. That's the conversation most buyers in NW Bakersfield never have because they don't know to ask.
